Christensen Easton <br />Revocable Trust dated April 6, 1987, as amended GRANTOR, in consideration of One Hundred <br />and 00 /100ths Dollars ($100.00) and other good and valuable consideration received from <br />GRANTEE, Grand Island Partnership II, a Tennessee General Partnership, conveys to <br />GRANTEE, the following described real estate (as defined in Nebraska Revised Statutes Section <br />76 -201): <br />Lots 5 and 6, Block 1 of Wal -Mart South Subdivision to the City of Grand <br />Island, Hall County, Nebraska; and Outlot B of Wal -Mart South <br />Subdivision to the City of Grand Island, Hall County, Nebraska <br />subject only to those specific easements, covenants and restrictions more particularly identified <br />on Exhibit "A" which is attached hereto and incorporated herein by this reference as if fully set <br />forth (the "Permitted Exceptions "), together with and appurtenant thereto the items described at <br />paragraphs 11 and 14 on Exhibit "A" hereto. <br />GRANTOR covenants with GRANTEE that GRANTOR: <br />(1) is lawfully seized of the real estate described above, and that such real estate is free from <br />encumbrances, except as described on Exhibit "A" hereto; <br />(2) has legal power and authority to convey the same; and <br />(3) warrants and will defend title to the real estate against any acts of the GRANTOR. <br />Executed as of , 2004. <br />Wells Fargo Bank, N.A., as Successor <br />Trustee of the Irene V.
