<br />Michelle Shandera Kugler, Trustee under the below described Deed of Trust (hereinafter the
<br />"Grantor "), for good and valuable consideration, the receipt of which is hereby acknowledged, does hereby
<br />transfer, grant, bargain, sell, convey, and confirm unto Beneficial Nebraska, Inc., d/b /a Beneficial Mortgage
<br />Co. (hereinafter, whether one or more, the "Grantee "), Grantee's successors and assigns, the following
<br />described real estate:
<br />Fractional Lot 7, in Fractional Block 116, in Koenig and Wiebe's Addition to the City of
<br />Grand Island, Hall County, Nebraska, and its complement, to -wit: Fractional Lot 7, in
<br />Fractional Block 116, in Railroad Addition to the City of Grand Island, Hall County,
<br />Nebraska (the "Real Estate ")
<br />subject to any and all (1) real estate taxes, (2) special assessments, (3) easements, covenants, and restrictions
<br />of record which affect this property, and (4) any liens that are superior to the lien of Beneficial Nebraska,
<br />Inc. d/b /a Beneficial Mortgage Co., pursuant to that certain Deed of Trust which has been filed of record with
<br />the Hall County Register of Deeds on May 1, 2001, at Instrument No. 200103909.
<br />This Trustee's Deed shall operate to convey from Grantor, as Trustee, to Grantee, as purchaser, all
<br />of Grantor's title and all right, title, interest and claim of Thaddeus J. Stobbe and Cynthia A. Stobbe, husband
<br />and wife (whether one or more, the "Trustor "), Trustor under the below described Deed of Trust, and
<br />Trustor's successors in interest and all persons claiming by, through or under the Trustor, in and to the Real
<br />Estate, including all such right, title, interest and claim in and to the Real Estate acquired by said Trustor or
<br />Trustor's successors and interest subsequent to the execution of this Trustee's Deed, all in accordance with
<br />Neb. Rev. Stat. § 76- 1010(2).
<br />In accordance with the provisions of Neb. Rev. Stat. § 76 -1010, Grantor recites that:
<br />1. This Trustee's Deed relates to that certain Deed of Trust by and between Trustor, American
<br />Pioneer Title Insurance Company, as Trustee, and Beneficial Nebraska, Inc., d/b /a Beneficial Mortgage Co.,
<br />as Beneficiary, which said Deed of Trust was filed of record with the Hall County Register of Deeds on May
<br />1, 2001, at Instrument No. 200103909. Per a Substitution of Trustee, Michelle Shandera Kugler, a member
<br />of the Nebraska State Bar Association, has been substituted for the original Trustee, American Pioneer Title
<br />Insurance Company, as Trustee.
<br />2. Notice of Default with respect to the Deed of Trust was filed of record with the Hall County
<br />Register of Deeds on May 3, 2004, at Instrument No. 200404297.
<br />3. A true and correct copy of the file- stamped Notice of Default was sent by United States
<br />certified mail, postage prepaid and return receipt requested on May 6, 2004, to each of the following:
