<br />acknowledged, conveys to GUS R. KATROUZOS and KRISTINA KATROUZOS,
<br />Husband and Wife, as joint tenants, Grantees, the following
<br />described real estate (as defined in Neb. Rev. Stat. Section 76-
<br />201) in Hall County, Nebraska:
<br />Lot Nine (9), Block Six (6), Hann Third Addition, to the
<br />City of Grand Island, Hall County, Nebraska,
<br />reserving in the Grantor, however, for and during Grantor's natural
<br />lifetime, the right to occupy the premises, together with the right
<br />to receive the rents and profits from the premises for and during
<br />Grantor's natural lifetime.
<br />Grantor covenants with the Grantees that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
