<br />EQUITABLE FEDERAL SAVINGS BANK OF GRAND ISLAND, a Corporation
<br />organized and existing under the laws of Nebraska, GRANTOR, in consideration of
<br />THIRTY THOUSAND AND NO /100 DOLLARS ($30,000.00) received from GRANTEE,
<br />ZISKA PROPERTIES, L.L.C., conveys to GRANTEE, the following described real
<br />estate (as defined in Neb. Rev. Stat. §76 -201):
<br />All that part of Lots Three (3) and Four (4), Block Three (3), in
<br />Lakeview, an Addition to the City of Grand Island, Hall County,
<br />Nebraska, more particularly described as follows: Commencing at a
<br />point Fifty Six (56) Feet South of the Northwest corner of Lot Four (4)
<br />in said Block; running thence East parallel with the North boundary line
<br />of said Lots a distance of Seventy (70) Feet; thence South, parallel
<br />with the West boundary line of said Lot Four (4), a distance of Forty
<br />Two (42) Feet; thence West, a distance of Seventy (70) Feet; and
<br />thence North a distance of Forty Two (42) Feet to the place of
<br />beginning.
<br />GRANTOR covenants (jointly and severally, if more than one), with the
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims
<br />of all persons.
