Trustor, in consideration of the sum of $25,000.00, receipt of which is hereby acknowledged, conveys to Trustee, in trust, with power of sale all of Lot 9 Grand West Subdivision to the City of Grand Island, Hall County, Nebraska (the "Property "). Trustor and Beneficiaries covenant and agree as follows: 1. Payment of Note. Trustor shall promptly pay when due the principal of and interest on the debt evidenced by the Trust Deed and Promissory Note of even date herewith together with all sums advanced by Beneficiary to protect the Property, with interest thereon at the default rate provided in the Promissory Note. 2. Taxes & Assessments. Trustor will pay all real estate taxes levied on the Property, including any tax levied on the debt secured hereby, when they become due and before they become delinquent.
