<br />'93-110869 <br /> <br /> <br /><- <br />~ ',,!"-' <br /> <br />forming a part of the Project (inclusive of foundations, <br />footings and similar structures below grade) against all <br />perils generally included within the classification of <br />"all risks, II including fire and flood, in amounts at <br />least equal to the full replacement cost thereof (without <br />deduction for depreciation) as such replacement cost <br />shall be determined from time to time at the reasonable <br />request of Trustee by an expert selected and paid by <br />Company and approved by Trustee. In addition, the <br />Building Insurance shall be written in such a manner <br />t.ha t f in the event of loss, the amount of coverage <br />afforded to the insured shall not be reduced or dimin- <br />ished by reason of the application of any co-insurance or <br />average cla~se. Such insurance shall, during the course <br />of any construction or repair of any improvements on the <br />premises, be on All Risk Builder's Risk 100% Completed <br />Value Non- Reporting Form or other form approved by <br />Trusteei <br /> <br />(c) Insurance on personal property agai71.st fire and <br />any peril generally included \'Ji.thin the classification of <br />II extended coverage" in amounts at least equa.l to the <br />actual caSh value thereof as such values shall be <br />determined from time to time at the reasonable request of <br />Trustee; <br /> <br />(d) Rental value or business interruption insurance <br />(or a combination ther80f as Trustee may require) on all <br />buildi!lgs, fixtu:ces and improvements located on and <br />forming a part of the Project as above described <br />(including parking and common areas) against loss by the <br />perils covered by the Building Insurance in amounts of <br />not less than one hundred percent (100%) of the total <br />annual anticipated gross rental income, sales or receipts <br />(including in the computation thereof the rental value of <br />any portion of the Project occupied by Company) with a <br />limit of not less than $10,500 per month for 15 <br />continuous months. Such rental value or business <br />interrupti0~ insurance shall f{i) be blanket on all <br />buildings, fixtures and improvements (including parking <br />and common areas), (ii) contain no monthly or other <br />periodic limitation, and (iii) contain an endorsement <br />extending the period of indemnity for not less than <br />ninety (90) days after restoration of said buildings, <br />fixtures and improvements is completed; <br /> <br />(e) To the extent not covered by the Bui lding <br />Insurance, boiler and machinery insurance ("Boiler- <br />Machinery Insurance';) on steam boilers and other steam <br />apparatus and systems located from time to time on the <br />premises and use and occupancy (lilT & Oil \ insurance <br /> <br />7 <br />
