<br />(a) all easements, rights-af-way, strips and gores
<br />of land, streets, ways, alleys, passages, sewer rights,
<br />water, water courses, water rights and powers, and all
<br />estates, rights, titles, interests, "privileges,
<br />liberties, tenements, hereditaments and appurtenances of
<br />a~y nature whatsoever, in any way belonging, relating or
<br />pertaining to the Land or the Building and the reversion
<br />and reversions, remainder and remainders, and all land
<br />laying in the bed of any street, road or avenue, opened
<br />or proposed, in front of or adjoining the Land to the
<br />center line thereof and all the estates, rights, titles,
<br />interests, dow~r and rights of dower, courtesy and rights
<br />courtesy, p~operty, possession, claim and demand
<br />whatsoever, both in law and in equity, of Company of, in
<br />and to the Land or the Building and every part and parcel
<br />thereof, with the appurtenances thereto;
<br />
<br />(b) all goods, goods which may become fixtures,
<br />fixtures, machinery, furniture, equipment, fixtures and
<br />other articles of personai property of every kind and
<br />nature whatsoever owned by Company, or in which Company
<br />has or shall have an interest, now or hereafter located
<br />upon or in the Land or the Building, or appurtenances
<br />thereto, including, without limitation such of the same
<br />as is used or usable in connection with the generation
<br />and distribution of air, water, heat, electricity, light,
<br />fuel or refrigeration, or for ventilating or air
<br />conditioning purposes, or for ~anitary or drainage
<br />purposes, or for the exclusion of vermin or insects, or
<br />for removal of dust, refuse or garbage, and" all awnings,
<br />window shades, drapery rods, brackets, screens, floor
<br />coveringsr incinerators and carpeting used in the
<br />operation of the Land or the Building (and all other
<br />personal property, either similar or dissimilar to the
<br />foregoing, used or usable in the operation of the Land or
<br />Building and located in and on the same), together with
<br />all replacements and substitutions therefor, now owned or
<br />hereafter acquired by Company and located in or on said
<br />Land or the Building, together with all materials
<br />intended for construction, reconstruction, alteration,
<br />and repair of the Building (hereinafter collectively
<br />called the "Equipment" t..'.'ith the Land, Building and
<br />EquipmeY1t hereinafter coJ.lect i ve ly called the "proj ect" ) ,
<br />and the right, title and interest of Company in and to
<br />any of the Equipment which may be subject to any security
<br />agreements (as defined in the Uniform Commercial Code),
<br />superior in li~n to the lien of the Mortgage; and
<br />together with all condemnation awards and rights under
<br />insurance policies and leases described below pertaining
<br />to said Land or the Building now or thereafter located
<br />thereon;
