<br /> in Hall County, Nebraska, said point being 165 Feet East of the
<br /> Southwest corner of said Northeast Quarter of the Northeast

<br /> thence West 165 Feet, thence South 264 Feet to the point of
<br /> beginning, said tract containing one acre, more or less,

<br /> Northerly Eight (8.0) Feet of the Southeast Quarter of the
<br /> Northeast Quarter (SEaNE4) , all in Section Thirty-Three (33} ,
<br /> Township Eleven (11) North, Range Nine (9) , West of the 6th P.M. ,
<br /> in Hall County, Nebraska, said tract containing 0.733 acres, more
<br /> or less.
<br /> Grantor covenants {jointly and severally, if more than one) , with
<br /> the Grantee that Grantor:
<br /> (1) is lawfully seised of such real estate and that it is free
<br /> from encumbrances except easements and restrictions of record;
<br /> (2) has legal power and lawful authority to convey the same;
<br /> (3) warrants and will defend the title to the real estate against
