<br /> ($32,500.00) , receipt of which is hereby acknowledged, conveys to
<br /> DONALD E. KAELIN II, single, and DONALD L. BEANS, sinqle,
<br /> as equal tenants in common, GRANTEES, the following described real estate (as
<br /> defined in Neb. Rev. Stat. §76-201) in Ha11 County, Nebraska:
<br /> Starting at a point on the South line of the Northeast Quarter of
<br /> the Northeast Quarter (NE',-NE;) of Section Thirty-Three (33) ,
<br /> Township Eleven (11) North, Range Nine 49) , West of the 6th P.M. ,
<br /> in Hall County, Nebraska, said point being 165 Feet East of the
<br /> Southwest corner of said Northeast Quarter of the Northeast
<br /> Quarter {NEaNE4) ; thence East 165 Feet, thence North 264 Feet,
<br /> thence West 165 Feet, thence South 264 Feet to the point of
<br /> beginning, said tract containing one acre, more or less,
<br /> together with all of Sellers' right, title and interest in the
<br /> easement for roadway purposes, more particularly described in the
<br /> Warranty Deed recorded in Book 135, Page 481, and in the Hall
<br /> County District Court Judgment, Case No. 16996, which has been
<br /> recorded in Book 20 of Miscellaneous Records, Page 581 of the
<br /> Register of Deeds office covering the following real estate:
<br /> A tract of land comprising the Southerly Sixteen (16.0) Feet of
<br /> the Northeast Quarter of the Northeast Quarter (NEQNE;) and the
<br /> Northerly Eight (8.0) Feet of the Southeast Quarter of the
<br /> Northeast Quarter (SEaNE4) , all in Section Thirty-Three (33} ,
<br /> Township Eleven (11) North, Range Nine (9) , West of the 6th P.M. ,
<br /> in Hall County, Nebraska, said tract containing 0.733 acres, more
<br /> or less.
<br /> Grantor covenants {jointly and severally, if more than one) , with
<br /> the Grantee that Grantor:
<br /> (1) is lawfully seised of such real estate and that it is free
<br /> from encumbrances except easements and restrictions of record;
<br /> (2) has legal power and lawful authority to convey the same;
<br /> (3) warrants and will defend the title to the real estate against
<br /> the lawful claims of all .persons.
