- . � 99 1 �U362 - <br /> c2> <br /> At the termination of this lease, Lessee shall have the privilege of removing <br /> such improvements as shall be placed on said leased premises by Lessee, the obliga- <br /> tion remaining with Lessee however to restore said premises to their original condition. <br /> Lessee further agrees to regularly and promptly pay all taxes levied and <br /> assessed against the improvements placed on said leased property during the term <br /> of this lease, together with any assessments or public charges hereinafter made <br /> and assessed upon this lease. This, however, shall not include any liability for <br /> the payment of taxes, assessments or other charges imposed by State or Federal Laws <br /> from the income of Lessors or upon the passing of any interest in the leased pre- <br /> mises generally known as "income" or "inheritance", "legacy", "succession" or <br /> "estate" taxes, these being liabilities of the Lessors or some of them. Nothing <br /> in this lease shall be construed as preventing or interfering with the contesting <br /> of Lessee at Lessee's own expense of any liens, claims or charges of any kind in <br /> respect to the premises herein leased which may be thought by Lessee to be unlawful <br /> or excessive, and Lessee upon first furnishing to Lessors, after Lessors' requiring <br /> the same, reasonable security for the payment of all liability, cost and expenses <br /> at the end of the litigation, may so contest the same. <br /> During the term of this lease Lessee agrees to conform to and observe all the <br /> rules and regulations pertaining to all leased premises around this lake area and <br /> that the same will be used only for residential purposes and that Lessee will not <br /> during such term permit the same to be used for any illegal or unlawful purpose, <br /> business or occupation; that all garbage shall be removed from the leased premises <br /> as of�an as sanitary conditions require; that no dog or dogs will be permitted on <br /> the leased premises either by Lessee, his or her family or guests; that this lease <br /> is not assignable without written consent of Lessors, which will not be unreasonably <br /> withheld, that any attempt to assign without such permission shall operate to avoid <br /> the lease at the option of Lessors, and Lessee acknowledges that Lessors shall have <br /> the right to make suitable and reasonable rules for conduct on the premises and for <br /> the convenience and guidance of the various tenants about the lake and hereby ex- <br /> pressly agrees to abide by such rules and regulations. <br /> Lessee further agrees to, within a period of two years from-----__--_, 19 ..� , <br /> and at a fair and reasonable cost of not less than $ ---------, construct upon the <br /> leased premises a building adapted for residential purposes which can incorporate <br /> so much of the present structure now standing thereon as Lessee may desire to use <br /> in connection therewith, and that the structure shall include sanitary plumbing <br /> and p7eoper facilities for sewerage disposal; that Lessee will thereafter during the <br /> term of this lease have and keep upon the leased premises, except during any period <br /> required for reconstruction, a building of the character and costs of construction <br /> above provided for, and will at all times have and keep such building in good con- <br /> dition and repair, except as against loss or damage by fire or other casualty, <br /> and in case of such loss or damage will with reasonable dispatch by suitable repairs <br /> or reconstruction restore the same to the condition it had or should have had before <br /> such casualty. <br /> Lessee assumes all risks of damage to Lessee, Lessee's family, agents and <br /> gues�s, and Lessor shall be in no way liable for accident, damages or injuries of <br /> any kind to Lessee, Lessee's family, agents, or guests by reason of their presence <br /> on the premises described, or use of the privileges, entertainment available, and <br /> Lessee undertakes to hold Lessors harmless by reason of claim of any kind being <br /> cnade against them for injuries to Lessee, Lessee's family, agents or guests. <br /> Lessors agree to maintain a suitable entrance from the County Public highway <br /> abutting the premises to the South and to maintain a suitable roadway from such <br /> public highway to the premises herein leased for the use of Lessee, Lessee' s family, <br /> agents or guests, but any damages done thereto by Lessee, Lessee' s family, agents <br /> or guests, shall be paid for by Lessee. Lessors also agree that public utilities <br /> now available on the premises including gas, telephone and electricity, will at no <br /> time during the lease be curtailed or interefered with by the Lessors, it being recog- <br /> nized that these services are necessary in connection with the use of the premises <br /> leased for residential purposes by Lessee. The Lessors agree not to interfere with <br /> the ex�sting entrance from the County public highway and roadway therefrom to the <br /> property herein leased, and not to interfere with public utility services now avail- <br /> able on such leased premises during the term of the lease hereunder. <br /> Legsors further agree that Lessee shall have the right at any time to mortgage or <br /> pledge the improvements made on the leased premises as collateral for any loan, subject i <br /> only to the conditions of the Lease Agreement. <br />
