<br />North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska,
<br />excepting therefrom the following tract of land: Beginning at the Northeast
<br />Corner of said Northwest Quarter (NW 1 /4), thence Southerly along the
<br />east line of said Northwest Quarter (NW1 /4), a distance of 2,505.65 feet to
<br />the Southeast Corner of said Northwest Quarter (NW 1 /4) thence Westerly
<br />along the South line of said Northwest Quarter (NW1 /4), a distance of
<br />1,738.23 feet; thence deflecting right 90 030'50" and running Northerly, a
<br />distance of 2,525.8 feet, to the North line of said Northwest Quarter
<br />(NW1 /4), thence Easterly along the North line of said Northwest Quarter
<br />(NW1 /4), a distance of 1,738.23 feet, to the place of beginning.
<br />Grantor covenants (jointly and severally, if more than one), with the Grantees
<br />that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from
<br />encumbrances except easements, restrictions of record and public road right of way;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful
<br />claims of all persons.
