Box 82535, Lincoln, Nebraska 68501-2535, hereinafter +� referred to as Grantor, as Trustee under the Trust Deed hereinafter described for valued consideration, hereby grants and conveys to Union Bank and Trust Company,P.O.Box 82535,Lincoln,Nebraska 68501- 2535,Grantee,without any covenant or warranty,expressed or implied, all of the following described real j estate: Part of the Northwest 1/4 of the Southwest '/4 also known as part of Lot 4, Island in Section 27, Township 11 North, Range 9 West of the 6�'' P.M., Hall County, Nebraska, more particularly described as follows: Beginning at a point 408.77 feet South of the Northwest corner of the Southwest'/4 of Section 27,Township 11 North,Range 9 West of the 6�h P.M., Hall County, Nebraska, thence running easterly and parallel to the northerly line of said Southwest '/a a distance of 433 feet; thence southerly and parallel to the west line of said Southwest'/4 a distance of 240 feet;thence westerly and parallel to the northerly line of said Southwest'/4 for a distance of 433 feet;thence northerly along the east line of South Locust Street for a distance of 240 feet to the place of beginning. This conveyance is made pursuant to the powers conferred by a Trust Deed with power of sale recorded Apri18, 1997, in the Register of Deeds of Hall County,Nebraska, as Instrument No. 97-102542,wherein Complete Medical Care, Inc., is Trustor and Union Bank and Trust Company is originally named Beneficiary, and Trustor granted and conveyed to the Trustee, on the trust therein expressed,the property above described to secure, among other obligations,payment of the indebtedness and after the fulfillment of the conditions specified in the Trust Deed authorizing this conveyance as follows: (1) Breach and default were made under the terms of the Trust Deed in the particular set forth in the notice of default hereinafter refereed to,which default continued until the time of sale. (2) There was filed for record a Notice of Default in the Register of Deeds of Hall County, Nebraska, and of election to sell the property to satisfy the obligations secured thereby and thereafter notice of the filing of the notice of default was sent in the statutory manner to all persons entitled to a notice thereof. (3) That thereafter the Grantor executed its notice of Trustee's sale, stating that it, as Trustee, would sell at public auction to the highest bidder the property hereinbefore described,fixing the time and place of sale as October 14, 1999 at 10:00 a.m., in the lower lobby of the Hall County Courthouse, 111 W. First Street, Grand Island,Hall County,Nebraska, and caused copies of such notice to be published once a week for five consecutive weeks in The Grand Island Independent, a legal newspaper printed, published and of general circulation in the County of Hall,Nebraska, the first date of publication was September 2, 1999, and the last day of publication was September 30, 1999; notice of such Trustee's sale was sent to the Trustor(s) and all persons entitled to notice thereof in accordance with applicable law. (4) All applicable statutory provisions of the State of Nebraska and the United States of American and all provisions of such Trust Deed have been complied with as to acts to be performed and notices to be given to the best of Grantor's knowledge. The Trustee at the time and place of sale fixed as aforesaid, then and there sold, at public auction, to Grantee, who was the highest bidder therefor, the property hereinbefore described for the sum of Two Hundred Thirty-Three Thousand Five Hundred Dollars ($233,500.00).
