<br /> hereby grants and conveys to Union Bank and Trust Company,P.O.Box 82535,Lincoln,Nebraska 68501-
<br /> 2535,Grantee,without any covenant or warranty,expressed or implied, all of the following described real j
<br /> estate:
<br /> Part of the Northwest 1/4 of the Southwest '/4 also known as part of Lot 4, Island in Section
<br /> 27, Township 11 North, Range 9 West of the 6�'' P.M., Hall County, Nebraska, more
<br /> particularly described as follows: Beginning at a point 408.77 feet South of the Northwest
<br /> corner of the Southwest'/4 of Section 27,Township 11 North,Range 9 West of the 6�h P.M.,
<br /> Hall County, Nebraska, thence running easterly and parallel to the northerly line of said
<br /> Southwest '/a a distance of 433 feet; thence southerly and parallel to the west line of said
<br /> Southwest'/4 a distance of 240 feet;thence westerly and parallel to the northerly line of said
<br /> Southwest'/4 for a distance of 433 feet;thence northerly along the east line of South Locust
<br /> Street for a distance of 240 feet to the place of beginning.
<br /> This conveyance is made pursuant to the powers conferred by a Trust Deed with power of sale recorded
<br /> Apri18, 1997, in the Register of Deeds of Hall County,Nebraska, as Instrument No. 97-102542,wherein
<br /> Complete Medical Care, Inc., is Trustor and Union Bank and Trust Company is originally named
<br /> Beneficiary, and Trustor granted and conveyed to the Trustee, on the trust therein expressed,the property
<br /> above described to secure, among other obligations,payment of the indebtedness and after the fulfillment
<br /> of the conditions specified in the Trust Deed authorizing this conveyance as follows:
<br /> (1) Breach and default were made under the terms of the Trust Deed in the particular set forth
<br /> in the notice of default hereinafter refereed to,which default continued until the time of sale.
<br /> (2) There was filed for record a Notice of Default in the Register of Deeds of Hall County,
<br /> Nebraska, and of election to sell the property to satisfy the obligations secured thereby and
<br /> thereafter notice of the filing of the notice of default was sent in the statutory manner to all
<br /> persons entitled to a notice thereof.
<br /> (3) That thereafter the Grantor executed its notice of Trustee's sale, stating that it, as Trustee,
<br /> would sell at public auction to the highest bidder the property hereinbefore described,fixing
<br /> the time and place of sale as October 14, 1999 at 10:00 a.m., in the lower lobby of the Hall
<br /> County Courthouse, 111 W. First Street, Grand Island,Hall County,Nebraska, and caused
<br /> copies of such notice to be published once a week for five consecutive weeks in The Grand
<br /> Island Independent, a legal newspaper printed, published and of general circulation in the
<br /> County of Hall,Nebraska, the first date of publication was September 2, 1999, and the last
<br /> day of publication was September 30, 1999; notice of such Trustee's sale was sent to the
<br /> Trustor(s) and all persons entitled to notice thereof in accordance with applicable law.
<br /> (4) All applicable statutory provisions of the State of Nebraska and the United States of
<br /> American and all provisions of such Trust Deed have been complied with as to acts to be
<br /> performed and notices to be given to the best of Grantor's knowledge.
<br /> The Trustee at the time and place of sale fixed as aforesaid, then and there sold, at public auction,
<br /> to Grantee, who was the highest bidder therefor, the property hereinbefore described for the sum of Two
<br /> Hundred Thirty-Three Thousand Five Hundred Dollars ($233,500.00).
