<br /> person, GRANTORS, for and in consideration of FORTY THOUSAND AND
<br /> NO/100 DOLLARS ($40,000.00) received from GRANTEE, FIRST NATIONAL
<br /> BANK & TRUST COMPANY IN AURORA, a National Banking Association,
<br /> convey to GRANTEE, the following-described real estate (as
<br /> defined in Neb. Rev. Stat. 76-201) situated in Hall County,
<br /> Nebraska:
<br /> Lot One ( 1) , Prairie Winds Second Subdivision
<br /> in the Village of Doniphan, Hall County, Nebraska,
<br /> subject to easements and restrictions of record and the easement
<br /> reserved by the Grantors hereinbelow.
<br /> The within conveyance is subject to the following perpetual
<br /> easement which the Grantors hereby reserve unto themselves, their
<br /> successors and assigns for ingress and egress over, through and
<br /> upon the following described portion of Lot One ( 1) Prairie Winds
<br /> Second Subdivision in the Village of Doniphan, Hall County,
<br /> Nebraska, in order for the Grantors to have reasonable and
<br /> necessary ingress and egress access from 6th Street located to
<br /> the north of said Lot One ( 1) Prairie Winds Second Subdivision in
<br /> the Village of Doniphan, Hall County, Nebraska to the Grantors'
<br /> property located directly south of Lot One ( 1) Prairie Winds Sec-
<br /> ond Subdivision in the Village of Doniphan, Hall County,
<br /> Nebraska, to-wit:
<br /> Beginning at the southwest corner of Lot One ( 1)
<br /> Prairie Winds Second Subdivision in the Village of
<br /> Doniphan, Hall County, Nebraska and running a distance
<br /> of forty feet (40 ' j along the south line of said Lot
<br /> One ( 1) Prairie Winds Second Subdivision in the Village
<br /> of Doniphan, Hall County, Nebraska, thence running in a
<br /> northerly direction parallel to the east line of said
<br /> Lot One ( 1) Prairie Winds Second Subdivision in the
<br /> Village of Doniphan, Hall County, Nebraska to a point
<br /> on the south right-of-way line of 6th Street, and
<br /> thence running in a southwesterly direction along said
<br /> south right-of-way line of 6th Street to the point of

<br /> This easement as reserved herein shall be a perpetual ease-
<br /> ments, shall run with the land and shall inure to and be binding
<br /> upon the Grantors and the Grantee, theirs heirs, successors and
<br /> assigns.
<br /> GRANTORS covenant (jointly and severally, if more than onej
<br /> with GRANTEE that GRANTORS:
<br /> ( 1) are lawfully seized of such real estate and that it is
<br /> free from encumbrances;
<br /> (2 ) have legal power and lawful authority to convey the
