Public water is available to the subdivision and the Subdividers agree <br /> to extend, connect and provide water service to the subdivision in accardance with plans and <br /> specifications approved by the Director of Public Works, and subject to the City's inspection. <br /> 3. Sanitary Sewer. Public sanitary sewer is available to the subdivision and the <br /> Subdividers agree to extend, connect and provide sewer service to all lots in the subdivision in <br /> accordance with the plans and specifications approved by the Director of Public Works. <br /> 4. Storm Drainage. The Subdivider agrees to grade all lots in the subdivision <br /> in conjunction with the development proposed thereon, so that storm drainage is conveyed to a <br /> public right-of-way or to other drainage systems so approved by the Director of Public Works. <br /> 5. Sidewalks. Immediate sidewalk construction adjacent to Idaho Avenue shall <br /> be waived. However, the sidewalks shall be constructed when the property owners are directed to <br /> do so by the C:ty Council. In the event a Street Improvement District is created to pave any public <br /> street in the subdivision, the Subdividers agree to install public sidewalks within one year of the <br /> completion of such street improvement district in accordance with the City of Grand Island Sidewalk <br /> Policy. <br /> 6. Flood Plain. Since the subdivision is within a delineated flood plain, all <br /> structures constructed shall have the lowest floor elevation to a minimum of one foot above the <br /> elevation of the 100-year flood as determined by the building permit received by the Subdividers or <br /> successors from the Building Department under the provisions of Section 2-1506.06 R.R.S. 1943. <br /> No basement shall be constructed in connection with any structure in the flood plain unless such <br /> basement is floodproofed and certified as such by a qualified engineer or architect. <br /> - 3 - <br /> _ ----� <br />
