<br /> (a) all buildings, structures, and other improvements of every kind including, but
<br /> not limited to, alleyways and connecting tunnels, sidewalks, utility pipes,
<br /> conduits and lines (on-site and off-site), pazking azeas and roadways
<br /> appurtenant to such buildings and structures presently situated upon that certain
<br /> tract, piece and pazcel of land, as more particulazly described in Exhibit A �
<br /> attached hereto (the "Land"), the Land and all buildings and structures hereafter
<br /> annexed or constructed on the Land (collectively, the "Leased Improvements");
<br /> (b) all easements, rights and appurtenances relating to the Land and the Leased
<br /> Improvements;
<br /> (c) all equipment, machinery, fixtures, and other items of property, now or
<br /> hereafter permanently affixed to or incorporated into the Leased Improvements,
<br /> including, without limitation, all furnaces, boilers, heaters, electrical equipment,
<br /> heating, plumbing, lighting, ventilating, refrigerating, incineration, air and water
<br /> pollution control, waste disposal, air-cooling and air-conditioning systems and
<br /> appazatus, sprinkler systems and fire and theft protection equipment, together
<br /> with all replacements, �odifications, alterations and additions thereto
<br /> (collectively, the "Fixtures");
<br /> (d) all machinery, equipment, furniture, furnishings, moveable walls or partitions,
<br /> computers or trade fixtures or other personal property of any kind or
<br /> description used or useful in Tenant's business on or in the Leased
<br /> Improvements, and located on or in the Leased Improvements, and all
<br /> modifications, replacements, alterations and additions to such personal property
<br /> (collectively, the "Leased Personal Property"); and
<br /> (e) all existing leases of space (including any security deposits held by Tenant �
