99 109558 <br /> along the northerly line of said North Half of the Northeast Quarter <br /> (N 1/2, NE 1/4), a distance of eight hundred eleven (811 .0) feet; <br /> thence deflecting right 89°54'03" and running southerly, a distance of <br /> thirty three (33.0) feet to a point on the southerly right-of-way line of <br /> Stolley Park Road, said point being the Actual Point of Beginning; <br /> thence continuing southerly along the previously described course, a <br /> distance of two hundred seventy-five and sixty-eight hundredths <br /> (275.68) feet; thence deflecting right 34°19'07" and running <br /> southwesterly, a distance of one hundred twelve and forty-six <br /> hundredths (112.46) feet; thence deflecting right 59°33'30" and <br /> running westerly a distance of eighty (80.0) feet. <br /> The above-described easement and right-of-way containing a <br /> combined total of 0.21 acres, more or less, as shown on the plat <br /> dated 8/25/99, marked Exhibit "A", attached hereto and incorporated <br /> herein by reference, <br /> together with the following rights: <br /> Grantee shall have unrestricted ingress and egress to the above-described <br /> easement and right-of-way for any purpose necessary for the surveying, <br /> construction, inspection, maintenance, repai�, replacement, relocation, extension, <br /> removal, and operation of such public utilities and appurtenances. Such rights of <br /> ingress and egress shall be exercised in a reasonable manner. <br /> Grantee shall have the right to excavate and refill ditches and trenches <br /> necessary for such public utilities and appurtenances; to remove, clear, and keep <br /> clear, trees, bushes, hedges, undergrowth, and/or any other obstructions interfering <br /> with the surveying, construction, inspection, maintenance, repair, replacement, <br /> relocation, extension, removal, and operation of such public utilities and <br /> appurtenances. <br /> Grantor shall have the right to use the easement and right-of-way for <br /> purposes not inconsistent with Grantee's full enjoyment of the rights herein <br /> - 2 - <br />
