<br />consideration of One Hundred Forty -Four Thousand Nine Hundred Fifty
<br />and no /100 Dollars (144,950.00) received from GRANTEES, Virgil
<br />Byerly and Marlene Byerly, husband and wife, convey to GRANTEES, as
<br />joint tenants and not as tenants in common, an undivided one -half
<br />interest in the following described real estate as defined in
<br />section 76 -201, of the Revised Statutes of Nebraska, 2003, situated
<br />in Hall County, Nebraska:
<br />The South Half of the Northeast Quarter (S 1/2 NE 1/4)
<br />and the North Half of the Southeast Quarter (N 1/2 SE
<br />1/4) all in Section Twenty -Eight (28), in Township Twelve
<br />(12) North, Range Nine (9), West of the 6 P.M. in Hall
<br />County, Nebraska, less and excepting therefrom Fair
<br />Weather Subdivision,
<br />subject to covenants, .conditions, restrictions, reservations,
<br />easements of record, visible easements, and zoning laws, rules and
<br />regulations.
<br />GRANTORS covenant, jointly and severally, with GRANTEES, as
<br />follows:
<br />1. GRANTORS are lawfully seised of the real estate and the real
<br />estate is free from encumbrances;
<br />2. GRANTORS have legal power and lawful authority to convey the
<br />real estate to GRANTEES; and
<br />3. GRANTORS warrant and will defend title to the real estate
<br />against the lawful claims of all persons.
