<br />THIS DEED, Made on March '6 1 , 2004, between
<br />BIG O DEVELOPMENT, INC., a Colorado corporation with an
<br />address at 12650 East Briarwood Avenue, Suite 2D, Centennial, CO
<br />80112, as ( "Grantor "), and
<br />9973 WEST BOWLES, LLLP, a Colorado Limited Liability Limited Partnership, whose legal
<br />address is 2135 Diers Avenue, Grand Island, NE 68802 of the County of Hall, State of Nebraska,
<br />( "Grantee "):
<br />WITNESSETH, That the Grantor for and in consideration of the sum of SIX HUNDRED
<br />SIXTY THOUSAND AND NO /100 DOLLARS ($660,000) the receipt and legal sufficiency of
<br />which are hereby acknowledged, has granted, bargained, sold and conveyed, and by these
<br />presents does grant, bargain, sell, convey and confirm, unto the Grantee, it's heirs and assigns
<br />forever, all the real property together with improvements, if any, situate, lying and being in
<br />County of Hall, State of Nebraska, described as follows:

<br />TOGETHER with all and singular the hereditaments and appurtenances thereto belonging, or
<br />in anywise appertaining, and the reversion and reversions, remainder and remainders, rents,
<br />issues and profits thereof, and all the estate, right, title, interest, claim and demand whatsoever of
<br />the grantor, either in law or equity, of, in and to the above bargained premises, with the
<br />hereditaments and the appurtenances;
<br />TO HAVE AND TO HOLD the said premises above bargained and described with all the
<br />appurtenances, unto the Grantee, it's heirs and assigns forever. And the Grantor, for it's self, it's
<br />heirs and personal representatives or successors, do covenant and agree that it shall and will
<br />WARRRANT AND FOREVER DEFEND the above - bargained premises in the quiet and
<br />peaceable possession of the Grantee, it's heirs and assigns, against all and every person or
<br />persons claiming the whole or any part thereof, by, through or under the Grantor.
