�9 � � 8068 <br /> Z <br /> A. Lot l, Losee Subdivision in Hall County, Nebraska; <br /> B . The NW/4 of 26-9-10, Hall County, Nebraska, <br /> EXCEPT Lot l, Losee Subdivision. <br /> Together with improvements, fixtures, easements, rights, <br /> privileges and appurtenances located thereon or in anywise <br /> pertaining thereto, and the rents issues and profits, reversions <br /> and remainders thereof, all of the foregoing being referred to <br /> herein as the ��Property�� ; <br /> To secure to Lenders (a) the repayment of the indebtedness <br /> evidenced by Borrower� s note dated even date herewith (herein <br /> "Note") , in the principal sum of $302, 000 . 00, with interest <br /> thereon, providing for annual installments of principal and <br /> interest, with the balance of the indebtedness, if not sooner paid, <br /> due and payable on March l, 2014; (b) the payment of all other <br /> sums, with interest thereon, advanced in accordance herewith to <br /> protect the security of this Deed of Trust; and (c) the performance <br /> of the covenants and agreements of Borrower herein contained. <br /> Borrower covenants and agrees, as follows : <br /> 1 . Borrower Seized of Pro�ertv. That Borrower is lawfully <br /> seized of the estate hereby conveyed and have the right to grant <br /> and convey the Property, that the Property is unencumbered, and <br /> that Borrower will warrant and defend generally the title to the <br /> Property against all claims and demands, subject to any covenants, <br /> easements or restrictions listed in a schedule of exceptions to <br /> coverage in any title insurance policy insuring Lenders ' interest <br /> in the Property. <br /> 2 . Payment . To pay the principal and interest thereof as <br /> provided in this Deed of Trust and the Note. <br /> 3 . Taxes and Assessments . To pay on or before they become <br /> delinquent all taxes, special assessments and other charges against <br /> the Property and, upon written demand by Lenders, to add to the <br /> payments required under the Note secured hereby, such amount as may <br /> be sufficient to enable the Lenders to pay such taxes, assessments <br /> or other charges as they become due. <br /> 4 . Insurance. To keep the Property insured against damage <br /> by fire, hazards included within the term "extended coverage" , and <br /> such other hazards as Lenders may require, in amounts and with <br /> companies acceptable to Lender, and with loss payable to the <br /> Lenders . <br /> 5 . Repair, Maintenance and Use. To promptly repair, restore <br /> or rebuild any improvements now or hereafter on the Property; to <br /> keep the Property in good condition and repair, without waste, and <br />
