WELCH and VIVIAN SANDBECK, the duly appointed and _ - <br />acting Conservators of the Estate of MARGARET WELCH, A Protected <br />and Incapacitated Person, in proceedings recorded in the County <br />Court of Hall County, Nebraska, under Case No. GC98 -9, herein <br />called the Grantor, in consideration of Twenty -Five Thousand <br />Dollars ($25,000.00), received from Grantee, does hereby grant and <br />convey unto MARIO MARTINEZ and TOMMY MARTINEZ, (also known as <br />THOMASA MARTINEZ) , Husband and Wife, as joint tenants, herein <br />called Grantee, whether one or more, the following described real <br />property and all appurtenances and hereditaments thereto in Hall <br />County, Nebraska: <br />Lot Three (3) and Fractional Lots Four (4) and Five (5), of <br />Block Four (4), Evans Addition to the City of Grand Island, <br />Hall County, Nebraska, and <br />A tract of land in the County Subdivision of the West Half of <br />the Southwest Quarter (W1 /2 SW1 /4) of Section Ten (10), <br />Township Eleven (11) North, Range Nine (9), West of the 6th <br />P.M., Hall County, Nebraska, now in the City of Grand Island, <br />Nebraska, and more particularly described as follows: <br />Commencing at the Northeasterly corner of Lot Two (2), said <br />County Subdivision; thence running Southerly on the Easterly <br />line of said County Subdivision a distance of Thirty -Seven and <br />Eighty -Seven Hundredths (37.87) feet to the Southerly line of <br />6th Street, being the actual point of beginning; thence <br />continuing Southerly on the Easterly line of said County <br />Subdivision a distance of One Hundred Fifty -Three and Twenty - <br />Three Hundredths (153.23) feet to the Northerly line of the <br />platted alley in Block Four (4) , Evans Addition to the City of <br />Grand Island, Nebraska; thence running Southwesterly on the <br />prolongation of the Northerly line of said alley a distance of <br />Eighteen and Sixty -Six Hundredths (18.66) feet to the <br />prolongation of the Westerly line of Lot Six (6) in said Block <br />Four (4); thence running Northwesterly on the prolongation of <br />the Westerly line of said Lot Six (6) a distance of One <br />Hundred Thirty -Two and Sixty -Eight Hundredths (132.68) feet to <br />the prolongation of the Southerly line of 6th Street; thence <br />running Northeasterly on the prolongation of the Southerly <br />line of 6th Street a distance of Ninety -Five and Forty -Eight <br />Hundredths (95.48) feet to the actual point of beginning. <br />This Deed is given to correct an erroneous legal description <br />contained in Conservator's Deed recorded at Instrument No. <br />98x10.6778 in the Office of the Hall County Register of Deeds. <br />Grantor covenants with the Grantee that Grantor has legal <br />power and lawful authority to convey the above - described property. <br />DA'Z'ED this 2� clay of Marciz, 2004. <br />A!
