<br /> TRUSTEE'S DEED
<br /> KNOW ALL MEN BY THESE PRESENTS:
<br /> That a Deed of Trust was made and entered into on or about March 20, 1992, by and between
<br /> Kimberley S. Rork, a single person, as Trustor, and Columbus Federal Savings Bank, Beneficiary,
<br /> wherein Columbus Federal Savings Bank was named Trustee. This Deed of Trust was recorded March
<br /> 20, 1992 in the Records of the Register of Deeds of Hall County, Nebraska as Instrument No. 92-102267.
<br /> On or about March 27, 1992, Columbus Federal Savings Bank, Beneficiary, assigned all of its
<br /> right, title and beneficial interest in the Deed of Trust to Principal Mutual Life Insurance Company. The
<br /> Assignment was recorded Apri16, 1992, in the office of the Register of Deeds of Hall County, Nebraska,
<br /> as Instrument No. 92-102861.
<br /> On or about January 19, 1994, Principal Mutual Life Insurance Company, Beneficiary, assigned
<br /> all of its right, title and beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc.
<br /> The Assignment was recorded August 31, 1994, in the office of the Register of Deeds of Hall County,
<br /> Nebraska, as Instrument No. 94-107227.
<br /> Michael E. Currans, Attorney at Law, has been appointed Successor Trustee, pursuant to a
<br /> Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska. Hereinafter
<br /> the Successor Trustee, Michael E. Currans, will be referred to as GRANTOR.
<br /> The GRANTOR in consideration of Sixty Thousand Nine Hundred Dollars and No Cents
<br /> ($60,900.00) and other valuable consideration received from Rudolf F. Plate and Tim C. Plate as
<br /> tenants in common, hereinafter GRANTEES, does hereby grant, bargain, sell, convey and conf'irm unto
<br /> GRANTEES the following described real property in Hall County, Nebraska:
<br /> Lot Six (6), Block Forty (40), Wasmer's and Wasmer's Second Addition to the City of
<br /> Grand Island, Hall County, Nebraska
<br /> To have and to hold the above-described premises together with all tenements, hereditaments and
<br /> appurtenances thereto belonging unto the GRANTEES, and to GRANTEES' successors and assigns
<br /> forever.
<br /> GRANTOR does hereby covenant with the GRANTEES and with the GRANTEES' successors
<br /> and assigns:
<br /> (1) That Kimberley S. Rork, a single person, as Trustor, failed to pay the Beneficiary
<br /> paymei�ts which wer� con�ractually due, and t?�e �R.ANTQR, at ±he request of the Beneficiary, elected
<br /> to declare the entire unpaid principal balance, together with interest thereon, at once immediately due and
<br /> payable.
<br /> (2) That a Notice of Default was recorded by GRANTOR on Apri12, 1999, as Instrument No.
<br /> 99-103489, in the records of the Register of Deeds, Hall County, Nebraska. Within ten (10) days i
<br /> thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage prepaid, to all
<br /> parties entitled to notice, pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. § 76-
<br /> 1008 (Reissue 1996).
