<br />This instrument, made this Z- day of Much, 2004, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on January 25, 2002 as
<br />Instrument No. 0200201006 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and Wachovia Bank, N.A. fVa First Union National Bank, as Trustee for Long
<br />Beach Mortgage Loan Trust 2001 -4, hereinafter called "Grantee ":
<br />WHEREAS, on December 31, 2003, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Jadmay lean Opp, a a single person,
<br />Truster, under that certain Deed of Trost recorded on January 25, 2002 as Instalment No.
<br />0200201066in the Mortgage Records in the office of the Register of Deeds of Hall County,
<br />Nebraska, covering that certain premises described as:
<br />LOTS 4, 5, AND 6, BLOCK 19, ORIGINAL TOWN OF WOOD RIVER,
<br />HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on January 12, 2004 as Instrument No. 0200400333 in the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on February 12, 2004, Grantor caused to be published in
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at I" and Locust Street, Grand Island at 2:00 p.m. on March 23, 2004. Publication
<br />of such notice was made for five consecutive weeks on February 12, 2004, February 19, 2004,
<br />February 26, 2004, March 3, 2004 and March 11, 2004, the last publication being at least ten (10)
<br />days but not more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursnant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time acrd place mentioned in said Notice of Trustee's Sale, offer said
<br />Property for sale at public auction, and did sell the same to Grantee for the sum of $41,350.00, it
<br />being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $41,350.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
