<br />o Michelle Shandera Kugler, Trustee under the below described Deed of Trust (hereinafter the
<br />N "Grantor "), for good and valuable consideration, the receipt ofwhich is hereby acknowledged, does hereby
<br />transfer, grant, bargain, sell, convey, and confirm unto Beneficial Nebraska, Inc., d/b /a Beneficial Mortgage
<br />Co. (hereinafter, whether one or more, the "Grantee "), Grantee's successors and assigns, the following
<br />described real estate: v
<br />Lot 10, Block 2, in Dill and Huston's Addition to the City of Grand Island, Hall County,
<br />Nebraska (the "Real Estate ")
<br />subject to any and all (l) real estate taxes, (2) special assessments, (3) easements, covenants, and restrictions
<br />of record which affect this property, and (4) any liens that are superior to the lien of Beneficial Nebraska,
<br />Inc., d/b /a Beneficial Mortgage Co., pursuant to that certain Deed of Trust which has been filed of record
<br />with the Hall County Register of Deeds on December 3, 2001, as Document No. 200112365.
<br />This Trustee's Deed shall operate to convey from Grantor, as Trustee, to Grantee, as purchaser, all
<br />of Grantor's title and all right, title, interest and claim of Robert A. Braesch and Carole Braesch, husband
<br />and wife (whether one or more, the "Trustor "), Trustor under the below described Deed of Trust, and
<br />Trustor's successors in interest and all persons claiming by, through or under the Truster, in and to the Real
<br />Estate, including all such right, title, interest and claim in and to the Real Estate acquired by said Truster or
<br />Truster's successors and interest subsequent to the execution of this Trustee's Deed, all in accordance with
<br />Neb. Rev. Star. § 76- 1010(2).
<br />In accordance with the provisions of Neb. Rev. Stat. § 76 -1010, Grantor recites that:
<br />1. This Trustee's Deed relates to that certain Deed of Trust by and between Trustor ,American
<br />Pioneer Title Insurance Company, as Trustee, and Beneficial Nebraska, Inc., d /b /a Beneficial Mortgage Co.,
<br />as Beneficiary, which said Deed of Trust was filed of record with the Hall County Register of Deeds on
<br />December 3, 2001, as Document No. 200112365. Per a Substitution of Trustee, Michelle Shandera Kugler,
<br />a member of the Nebraska State But Association, has been substituted for the original Trustee, American
<br />Pioneer Title Insurance Company, as'Frustee.
<br />2. Notice of Defaultwith respectm the DeedofTmstwasfiled ofrecord with lbe Hall County
<br />Register of Deeds on January 6, 2004 at Instrument No. 0200400126.
<br />3. A true and correct copy of the file- stamped Notice of Default was sent by United States
<br />certified mail, postage prepaid and return receipt requested on January 9, 2004, to each of the following:
