<br />Representatives of the ESTATE OF JAMES H. OLIVER, Deceased, GRANTOR, in
<br />consideration of One Dollar and other valuable consideration received from GRANTEE,
<br />DONALD L. ROHRICH AND INEZ M. ROHRICH, husband and wife, conveys to GRANTEE,
<br />the following described real estate, (as defined in Neb. Rev. Stat. 76 -201):
<br />A tract of land comprising that part of the Northwest Quarter (NW 1/4) of Section 27,
<br />Township 10 North, Range 12, West of the 6`" P.M., Hall County, Nebraska, lying South
<br />of Old Military Road, said tract being more particularly described as follows:
<br />BEGINNING at the Southwest corner of said NW 1/4; thence running on an assumed
<br />bearing of N 90° 0'00" E, on the South line of said NW 1/4, for a distance of 2,622.05
<br />feet to the Southeast corner thereof-, thence N 00° 06' 12" W, on the East line of said NW
<br />1/4, for a distance of 903.98 feet to a point on the South Right -of -way line of said Old
<br />Military Road; thence S 69° 33' 30" W on said right -of -way for a distance of 651.74 feet;
<br />thence N 89° 49'35" W on said right -of -way for a distance of 2010.68 feet to a point on
<br />the West line of said NW 1 \4; thence S 00° 04'47" E on the West line of said NW 1 \4 for
<br />682.45 feet to the POINT OF BEGINNING, said tract containing 42.448 acres more or
<br />less, the Westerly 33.00 feet thereof being McGuire Road right -of -way.
<br />subject to easements, reservations, covenants and restrictions of record;
<br />GRANTOR covenants with GRANTEE that GRANTOR has legal power and lawful
<br />authority to convey the same.
