y• <br />WHEREAS, Gunderson is the owner of the real estate legally <br />described as set forth on Exhibit 1 attached hereto and incorporat- <br />ed herein by reference ( "the real estate "); and <br />WHEREAS, Mr. G's is the owner of the car care center located <br />upon the real estate; and <br />WHEREAS, the parties desire to enter into this agreement to <br />confirm and ratify their separate ownership interests. <br />NOW, THEREFORE, it is agreed by and between the parties as <br />follows: <br />1. Ownership of the car care center and all related <br />buildings, permanent improvements and additions thereto is owned by <br />Mr. G's and is severed from the real estate which is owned by <br />Gunderson. <br />2.
