4' <br />Nebraska 68801 ("Lessor") and Mr. G's Car Care Center, Inc., a <br />Nebraska corporation, whose address is 3005 Frontage Road, Grand <br />Island, Nebraska 68803 ( "Lessee "). <br />WITNESSETH: <br />WHEREAS, Lessor is the owner of a certain tract of real <br />estate located at 3005 Frontage Road, Grand Island, Nebraska 68803 <br />and more particularly described as: <br />Lot One (1) Commercial Industrial Park Third <br />Subdivision in the City of Grand Island, Hall County, <br />Nebraska ( "the real estate "); and <br />WHEREAS, pursuant to that certain Lease Option Agreement <br />ep tered into by and between Lessor and Lessee on <br />Ak" 2004, Lessor has granted Lessee the option to <br />purchase the real estate; and <br />WHEREAS, Lessor and Lessee have agreed to execute and to <br />deliver this Memorandum of Lease Option Agreement for the purpose <br />of establishing the lease and option as a matter of public record. <br />NOW, THEREFORE, IT IS AGREED by and between Lessor and Lessee <br />as follows: <br />1.
