<br />TRUSTEE'S DEED
<br />This instrument, made this If' day of March, 2004, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on December 27, 2002 as
<br />Instrument No. 0200214550 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and EMC Mortgage Corporation, hereinafter called "Grantee":
<br />WHEREAS, on November 25, 2003, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Jeffrey P. Grimm and Ann M. Grimm,
<br />husband and wife, Trustors, under that certain Deed of Trust recorded on December 27, 2002 as
<br />Instrument No. 0200214550 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />LOT 1, BLAUVELT SUBDIVISION, CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on December 2, 2003 as Instrument No. 2003 -15562 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on January 31, 2004, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1St & Locust Street,
<br />Grand Island, Hall County, Nebraska, at 2:00 p.m. on March 12, 2004. Publication of such notice
<br />was made for five consecutive weeks on January 31, 2004, February 7, 2004, February 14, 2004,
<br />February 21, 2004 and February 28, 2004, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale,
<br />offer said property for sale at public auction, and did sell the same to Grantee for the sum of
<br />$86,812.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $86,812.00 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
