<br /> A 35.00 foot wide strip of land situate in S'/ZSW%4 of Section 31, Township 9 North,
<br /> Range 12 West of the 6th Principal Meridian, Hall County, Nebraska, said strip being more
<br /> particularly described as follows:
<br /> COMMENCING at the southwest corner of Section 31, Township 9 North, Range 12
<br /> West;
<br /> thence north, along the west line of the SW'/4 of said Section 31, a distance of 613.65
<br /> feet to a point 50.00 feet distant southwesterly, as measured at right angles, from the centerline
<br /> of the main track of Union Pacific Railroad Company and also being the most easterly corner of
<br /> that certain strip of land as heretofore conveyed by Union Pacific Land Resources Corporation
<br /> to Denis R. Woodman by Quitclaim Deed dated December 23, 1986 recorded December 31,

<br /> County, Nebraska, said point being the TRUE POINT OF BEGINNING;
<br /> thence S72°45"00"E, parallel with and 50.00 feet distant southwesterly, as measured at
<br /> right angles, from said centerline, a distance of 2,068.50 feet, more or less, to a point in the
<br /> south line of said SW'/4 of said Section 31;
<br /> thence west, along said south line, a distance of 117.98 feet, more or less, to a point
<br /> 85.00 feet distant southwesterly, as measured at right angles, from said centerline;
<br /> thence N72°45'00"W, parallel with and 85.00 feet distant southwesterly, as measured at
<br /> right angles, from said centerline, a distance of 1,944.96 feet, more or less, to a point in
<br /> aforesaid west line of said SW%. of said Section 31;
<br /> thence north, along said west line, a distance of 36.65 feet, more or less, to the TRUE
<br /> POINT OF BEGINNING.
