SCHWEHN and SONDRA G. SCHWEHN <br />2110 West Stolley Park Road <br />Grand Island, NE 68801 <br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed <br />July 5, 2002, by THOMAS G. SCHWEHN and SONDRA G. SCHWEHN, Husband and <br />Wife, Trustor, in favor of JOHN R. BROWNELL, Attorney at Law, Trustee, and CHERYL <br />A. SCHREIBER, Personal Representative of the Estate of Lois A. Schreiber, Beneficiary, <br />under said Deed of Trust recorded in the Office of the Register of Deeds of Hall County, <br />Nebraska, and filed on July 9, 2002, as Instrument No. 0200207190. Said Deed of Trust <br />conveys property legally described as follows: <br />Lot Eight (8), in Block Six (6), Kay -Dee Subdivision in the City of Grand <br />Island, Hall County, Nebraska, excepting a tract of land deeded to the City <br />of Grand Island, Nebraska more particularly described in Quit Claim Deed <br />recorded as Document No. 83- 001607. <br />Said default under the terms of the Deed of Trust has occurred by virtue of the non- <br />payment of the bimonthly payments due November 5, 2003 to the present with an <br />accelerated amount due as of March 5, 2004 of $125,957.80, with interest at the rate of <br />six percent (6 %) thereafter; plus nonpayment of taxes for 2002 of $2,970.47; plus <br />nonpayment of insurance premiums of $143.50; plus costs of $38.65, all paid by the <br />Beneficiary. In addition, Trustor is hereby liable to the Beneficiary, Cheryl A. Schreiber, for <br />all fees and costs associated with this default and recoverable pursuant to Nebraska <br />statute Section 76 -1012. <br />By virtue of said default, Trustee, John R. Brownell, has determined to sell or cause <br />to be sold the trust property to satisfy the obligation referred to above. <br />The default may be cured within one (1) month of the filing of this Notice, and the <br />obligation and Deed of Trust may be thereby reinstated as provided in Section 76 -1012. <br />DATED this day of March 2004. <br />JOHN R.
