NEPPL, a single person, Grantor, whether one or more, in <br />consideration of transfer to Limited Liability Company, receipt of which is <br />hereby acknowledged, conveys to MAN PROPERTIES, L.L.C., Grantee, the following <br />described real estate (as defined in Neb. Rev. Stat. Section 76 -201) in Hall <br />County, Nebraska: <br />A tract of land comprising a part of the Northeast Quarter of the <br />Northeast Quarter (NE1 /4 NEl /4) of Section Twelve (12), Township <br />Ten (10) North, Range Ten (10) West of the 6th P.M., Hall County, <br />Nebraska, more particularly described as follows: <br />Beginning at a point of the South line of said Northeast Quarter <br />of the Northeast Quarter (NE1/4 NE1 /4), said point being Two <br />Hundred Thirty -seven (237.0) feet West of the Southeast Corner of <br />said Northeast Quarter of the Northeast Quarter (NE1 /4 NE1 /4) , <br />thence northerly along a line Sixty (60.0) feet West of and <br />parallel to the westerly right -of -way line of Highways 281 and 34, <br />a distance of Four Hundred (400.0) feet; thence westerly parallel <br />to the south line of said Northeast Quarter of the Northeast <br />Quarter (NE1 /4 NE1 /4), a distance of Two Hundred Eighteen (218.0) <br />feet; thence southerly parallel to said Highway right -of -way line <br />a distance of Four Hundred (400.0) feet, to the south line of said <br />Northeast Quarter of the Northeast Quarter (NE1 /4 NE1 /4); thence <br />easterly along said south line of the Northeast Quarter of the <br />Northeast Quarter (NE1 /4 NE1 /4) a distance of Two Hundred Eighteen <br />(218.0) feet to the place of beginning excepting therefrom a tract <br />described as follows: beginning at the Southeast corner of Lot <br />Twenty -seven (27) Wildwood Subdivision, Hall County, Nebraska and <br />also being a point on the south line of said Northeast Quarter of <br />the Northeast Quarter (NE1 /4 NE1 /4) of Section Twelve (12), <br />Township Ten (10) North, Range Ten (10) West of the 6th P.M., Hall <br />County, Nebraska; thence northerly along and upon the East line of <br />said Lot Twenty -seven (27) a distance of Four Hundred (400.0) feet <br />to the Northeast corner of said Lot Twenty -seven (27); thence <br />easterly along and upon the south line of Cougar Drive, a distance <br />of Forty (40.0) feet; thence southerly, parallel with the east <br />line of said Lot Twenty -seven (27) and also being parallel with <br />the westerly right -of -way line of Highways 281 and 34, a distance <br />of Four Hundred (400.0) feet to a point on the south line of said <br />Northeast Quarter of the Northeast Quarter (NE1 /4 NEl /4), thence <br />westerly along and upon the south line of said Northeast Quarter <br />of the Northeast Quarter (NE1 /4 NE1 /4), a distance of Forty (40.0) <br />feet to the point of beginning. <br />Grantor covenants (jointly and severally, if more than one) with the Grantee <br />that Grantor: <br />(1) is lawfully seised of such real estate and that it is free from <br />encumbrances <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend the title to the real estate against the lawful <br />claims of all persons. <br />EXECUTED: September 19, 2001. <br />Edward M.
