The tertn "Hazardous Materfals" shall mean any substance, materiat, or waste which is or becomes regulated by any <br /> govemmental authority induc�ng,but not limited to,(1)petroleum;(ii)Mable or nonMabie asbestos;(iii)polychlorinated biphenyls;(ivj those substances, <br /> rt�aterials or waatea designated as a"hazardous substance"pursuarrt to Section 311 of the Clean Water Act or listed pursuant to Section 307 of the <br /> Cleen Watsr Act or any artiendmeMs or replacements to these statutes;(v)those substances, materials�or wastes defined as a"hazardous waste" <br /> pursuant to Sectbn 1004 of ihe Resouroe Conservation and Recovery Act or any amendments or replacemerns to that statute; and (vi) those <br /> substances, meterials or wastes defined as a "hazardous substance" pursuant to Section 101 of the Comprehensive Environmerrtal Response, <br /> Compenaation and Liability Aa, or any amendmerns or replacements to lhat statute w any other similar state or federal statute, rule, regulation or <br /> ordinancs nbw or F�ereatter in e�ffad. Grantor shall not lease or pem�it the sublease of the Property to a tenant or subtenarn whose operations may <br /> result in comamination of the Propeny with Hazardous Mate�iais or toxic substances; <br />
