<br />Seven (7) and the West Forty -four (44) Feet of Lot Eight (8), and all of
<br />Lots Nine (9), Ten (10), Eleven (11) and Twelve (12) of Block One (1) of
<br />First Artistic Homes Addition, Grand Island, Hall County, Nebraska,
<br />according to the recorded plat thereof,
<br />subject to easements and restrictions of record.
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against any acts of the
<br />GRANTOR.
