<br />TRUSTEE'S DEED
<br />Rick D. Lange, Trustee under the below described Deed of Trust (hereinafter the "Grantor "), for
<br />good and valuable consideration, the receipt of which is hereby acknowledged, does hereby transfer, grant,
<br />bargain, sell, convey, and confirm unto Beneficial Nebraska, Inc., d /b /a Beneficial Mortgage Co. (hereinafter,
<br />whether one or more, the "Grantee "), Grantee's successors and assigns, the following described real estate:

<br />A tract of land 56 feet in width by 132 feet in length, formerly being a part of West Eleventh
<br />Street of the City of Grand Island, Hall County, Nebraska, vacated by said City of Grand
<br />Island on the 21" day of June, 1961, by Ordinance No. 3688 of said City, which is more
<br />particularly described as follows: Beginning at the Northeast corner of Lot 5, in Block 14
<br />of West Park Addition to the City of Grand Island, Nebraska; thence running West on the
<br />North line of said Lot 5 for a distance of 132 feet to the Northwest corner of said Lot 5;
<br />thence running North on a prolongation of the West line of said Lot 5 for a distance of 56
<br />feet; thence running East parallel to the North line of said Lot 5 for a distance of 132 feet
<br />to a point on the East line of said Lot 5 if the same were extended to the North; thence
<br />running South on a prolongation of the East line of said Lot 5 for a distance of 56 feet to the
<br />Northeast corner of said Lot 5, being the point of beginning. (the "Real Estate ")
<br />subject to any and all (1) real estate taxes, (2) special assessments, (3) easements, covenants, and restrictions
<br />of record which affect this property, and (4) any liens that are superior to the lien of Beneficial Nebraska,
<br />Inc., d /b /a Beneficial Mortgage Co., pursuant to that certain Deed of Trust which has been filed of record
<br />with the Hall County Register of Deeds on October 30, 2001 as Document No. 200111006.
<br />This Trustee's Deed shall operate to convey from Grantor, as Trustee, to Grantee, as purchaser, all
<br />of Grantor's title and all right, title, interest and claim of Thomas Trejo and Rose J. Trejo, husband and wife
<br />(whether one or more, the "Trustor "), Trustor under the below described Deed of Trust, and Trustor's
<br />successors in interest and all persons claiming by, through or under the Trustor, in and to the Real Estate,
<br />including all such right, title, interest and claim in and to the Real Estate acquired by said Trustor or
<br />Trustor's successors and interest subsequent to the execution of this Trustee's Deed, all in accordance with
<br />Neb. Rev. Stat. § 76- 1010(2).
<br />In accordance with the provisions of Neb. Rev. Stat. § 76 -1010, Grantor recites that:
<br />1. This Trustee's Deed relates to that certain Deed of Trust by and between Trustor, American
<br />Pioneer Title Insurance Company, as Trustee, and Beneficial Nebraska, Inc., d /b /a Beneficial Mortgage Co.;
<br />as Beneficiary, which said Deed of Trust was filed of record with the Hall County Register of Deeds on
<br />October 30, 2001 as Document No. 200111006. Per a Substitution of Trustee, Rick D. Lange, a member of
<br />the Nebraska State Bar Association, has been substituted for the original Trustee, American Pioneer Title
<br />Insurance Company, as Trustee.
<br />2. Notice of Default with respect to the Deed of Trust was filed of record with the Hall County
<br />Register of Deeds on November 25, 2003 at Instrument No. 200315389.
<br />3. A true and correct copy of the file- stamped Notice of Default was sent by United States
<br />certified mail, postage prepaid and return receipt requested on December 2, 2003 to each of the following:
