<br />KNOW ALL MEN BY THESE PRESENTS THAT:

<br />WHEREAS, a voluntary Petition in Bankruptcy was filed by Arlene Renee Rivera,
<br />hereinafter referred to as "Debtor ", whether one or more, in the United States Bankruptcy
<br />Court for the District of Nebraska on the 19th day of July, 1999, and said Debtor was duly
<br />adjudged bankrupt on the 18th day of August, 1999; and
<br />WHEREAS, on the 20th day of July, 1999, by Order of said Court the undersigned was
<br />appointed Trustee of the estate and effects of said Debtor and is duly qualified and is now
<br />acting as such Trustee; and
<br />WHEREAS, the Trustee has given notice to creditors on the 14th day of November, 2001,
<br />of his intention to sell property at private sale; and
<br />WHEREAS, since no creditors have filed objections to said sale on or before December
<br />10, 2001, with the Bankruptcy Clerk, this Trustee is hereby authorized to sell at private
<br />sale to Jerry M. Miller and Pamela S. Sober - Miller, hereinafter referred to as "Buyer ",
<br />whether one or more, for the amount of Thirty -two Thousand Nine Hundred and No /100 Dollars,
<br />($32,900.00), the following described real property located at 406 East 5th Street, to -wit:
<br />Fractional Lot Five (5) and the West Half (W%) of Fractional Lot Six (6) in Block Twenty -
<br />two (22) in Nagy's Addition to the City of Grand Island, Hall County, Nebraska, and
<br />Fractional Lot Five, and the West Half (W%) of Fractional Lot Six (6) in Block Twenty -two
<br />(22) in the Original Town, now City of Grand Island, Hall County, Nebraska, and all that
<br />part of the Southwest Quarter of the Southwest Quarter (SW1 /,SW1 /,) of Section Ten (10) in
<br />Township Eleven (11) North, Range Nine (9), described as follows: Beginning at a point
<br />One Hundred Thirty -two Feet (132') Northerly from the Southwest corner of said Lot Five
<br />(5) in Block Twenty -two (22) of the Original Town of Grand Island, on the East line of
<br />Oak Street, if extended, thence Easterly at right angles along the south line of the
<br />alley, if extended, in said Block Twenty -two (22) in Nagy's Addition to the City of Grand
<br />Island to a point where said line meets the South Line of said alley, being the Northerly
<br />line of said Lot Six (6) in Block Twenty -two (22) in Nagy's Addition, thence due South
<br />to the South Section line of Section Ten (10) in Township Eleven (11) North, Range Nine
<br />(9), thence running Westerly at right angles to the East line of said Oak Street and
<br />thence Northerly to the place of beginning, being a rectangular piece of ground
<br />containing Ninety -nine Feet (99') fronting on Fifth Street and One Hundred Thirty -two
<br />Feet (132') fronting on Oak Street in said City of Grand Island, Hall County, Nebraska.
<br />NOW, THEREFORE, I, the undersigned Trustee in Bankruptcy of said Debtor, by virtue of
<br />the powers vested in me by the Bankruptcy Act and by virtue of said Notice and pursuant to
<br />said application and for other valuable consideration, do hereby grant, bargain, sell and
<br />convey to the said Buyer, its representatives, heirs and assigns forever, all my right, title
<br />and interest as such Trustee, subject to all encumbrances of record, the above described
<br />property.
<br />TO HAVE AND HOLD said property to the said Buyer, its representatives, heirs and
<br />assigns forever, as fully and completely as I, the undersigned as such Trustee, by virtue of
<br />said Notice confirming the sale thereof and of the Bankruptcy Act might or should sell and
<br />convey the same.
<br />The Trustee makes no representations or warranties herein and this Trustee's Deed is
<br />without recourse against said Trustee either individually or as such Trustee.
