<br /> west along the north line of said lot; one hundred forty (140) feet, thence south
<br /> parallel to the west line of said Lot, Fifty-one and nine tenth (51.9) feet to the
<br /> northerly line of a tract conveyed to the State of Nebraska, and recorded in Book
<br /> 71, Page 685 of the Deed Record in the Register of Deeds Office of Hall County,
<br /> Nebraska; thence northeasterly along the northerly line of said tract, one-hundred-
<br /> forty-eight and one tenth (148.1) feet more or less, to the place of beginning, all
<br /> in the Village of Wood River, Nebraska.
<br /> Grantor covenants with the Grantee that Grantor:
<br /> (1) is lawfully seised of such real estate and that it is free from all encumbrances

<br /> (2) has legal power and lawful authority to convey the same;
