<br />NOTICE OF DEFAULT
<br />You are hereby notified that John Scott Albers and Lavonne K. Albers, husband and wife,
<br />Trustors, did on or about February 26, 2001, make, execute and deliver to Michael F. Kivett, Attorney at
<br />Law, as Trustee, a Deed of Trust wherein said Trustor conveyed the following described real property:
<br />"Lot One Hundred Ninety (190) and Lot One Hundred Ninety -One (191), Belmont Addition, an
<br />Addition to the City of Grand Island, Hall County, Nebraska"
<br />as security for repayment of a loan which the Trustor obtained from CitiFinancial, Inc. (MD),
<br />Beneficiary of said Deed of Trust, which Deed of Trust was recorded on March 1, 2001 in Instrument
<br />No. 0200101536, Mortgage Records, in the office of the Register of Deeds of Hall County, Nebraska.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for
<br />which the trust property was conveyed as security, to -wit, that the Trustors have failed to pay the
<br />Beneficiary payments which were contractually due on May 5, 2001 through December 5, 2001, together
<br />with interest accruing thereon.
<br />You are further notified that the undersigned Trustee, at the request of the Beneficiary has
<br />elected to declare the entire unpaid principal balance, together with interest thereon at once due and
<br />payable and has elected to sell or cause to be sold the real property described in said Deed of Trust to
<br />satisfy said obligation.
