<br />P.M., Hall County, Nebraska, excluding therefrom and further
<br />reserving unto the Grantors as joint tenants with rights of
<br />survivorship and not as tenants in common, a tract of land
<br />containing the Grantors' building site, described as follows:
<br />Commencing at the Northeast Corner of the North Half of the
<br />Southeast Quarter (Nl /2 SE1 /4) of Section Twenty -Eight (28)
<br />above described, proceeding along and upon the north line of
<br />the North Half of the Southeast Quarter (N1 /2 SE1 /4) a
<br />distance of 402 feet, thence proceeding at right angles and
<br />running southerly on a line parallel to the east line of the
<br />North Half of the Southeast Quarter (N1 /2 SE1 /4) a distance of
<br />450 feet, thence proceeding easterly on a line parallel to the
<br />north line of the said North Half of the Southeast Quarter
<br />(N1 /2 SE1 /4) a distance of 402 feet to a point on the east
<br />line of said North Half of the Southeast Quarter (N1 /2 SE1 /4),
<br />thence proceeding northerly along and upon the east line of
<br />the North Half of the Southeast Quarter (N1 /2 SE1 /4) a
<br />distance of 450 feet to the point of beginning, said tract
<br />containing 4.1 acres, more or less,
<br />further reserving to the Grantors, and each of them, the life use,
<br />income and profits derived from the first above - described tract
<br />containing 60.9acres, more or less, for and during the natural
<br />lifetimes of the Grantors, and for the lifetime of the survivor of

<br />Grantors covenant with the Grantee that Grantors:
<br />(1) are lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2 ) have legal power and lawful authority to convey the same;
