Millers do hereby grant and convey to Rimas, their <br /> heirs, successors and assigns, an easement over, through and upon <br /> Tract 1 to allow Rimas access to said gas line for maintenance <br /> and repair of the same. <br /> 2 . Millers and Rimas do hereby agree to share equally in <br /> all maintenance and repair costs incurred to repair or maintain <br /> that portion of the gas line used by both Millers and Rimas. In <br /> addition, Millers agree to maintain and repair any portion of the <br /> gas line which will be utilized by the Millers at their sole cost <br /> and expense and the Rimas agree to maintain and repair any <br /> portion of the gas line which will be utilized by the Rimas at <br /> their sole cost and expense. <br /> 3 . The easement granted herein shall be a perpetual <br /> easement and shall run with the land. <br /> 4.
