<br />Leanor W. Giese, A Single Person, Grantor, in consideration of One and No/ 100
<br />Dollars ($1.00) and other good and valuable consideration, receipt of which is hereby
<br />acknowledged, conveys to Daniel Jay Giese the following described real estate (as defined -SG
<br />in Neb.Rev.Stat. Sec. 76 -201) in Hall County, Nebraska,
<br />Lot Eight (8) in Block Eight -Three (83) in the original town, now city of Grand
<br />Island, Nebraska, except the following tract, to -wit: Commencing at a point on the North
<br />line of said Lot Eight (8), a distance of Twenty -five (25) feet East of the Northwest corner
<br />of said Lot Eight (8), thence going in an easterly direction along and upon said North line
<br />of said lot, a distance of Forty -one (4 1) feet, to the Northeast corner of said Lot Eight (8),
<br />thence going at right angles in a southerly direction along and upon the East line of said
<br />Lot Eight (8), a distance of Twenty -eight (28) feet thence turning at right angles and
<br />going in a westerly direction parallel to the North line of said Lot eight (8), a distance of
<br />Forty-one feet, thence turning at right angles and going in a northerly direction parallel to
<br />the easterly line of said Lot Eight (8), a distance of Twenty -eight feet to the point of
<br />beginning.
<br />Grantor covenants with Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances
<br />subject to easements, reservations, covenants and restrictions of record
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of
<br />all persons.
