<br />of said Lot Eight (8), thence going in an easterly direction along and upon said North line
<br />of said lot, a distance of Forty -one (4 1) feet, to the Northeast corner of said Lot Eight (8),
<br />thence going at right angles in a southerly direction along and upon the East line of said
<br />Lot Eight (8), a distance of Twenty -eight (28) feet thence turning at right angles and
<br />going in a westerly direction parallel to the North line of said Lot eight (8), a distance of
<br />Forty-one feet, thence turning at right angles and going in a northerly direction parallel to
<br />the easterly line of said Lot Eight (8), a distance of Twenty -eight feet to the point of
<br />beginning.
<br />Grantor covenants with Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances
<br />subject to easements, reservations, covenants and restrictions of record
<br />(2) has legal power and lawful authority to convey the same;
