20011228; <br />COMMERCIAL PROPERTIES AND COMMONS <br />ADDITION TO RESTRICTIVE COVENANTS <br />Concord Development, LLC, a Nebraska limited liability company ( "Developer "), is <br />the owner of the following- described real property: <br />Lot 2, Crane Valley 3rd Subdivision, in the City of Grand Island, Hall County, <br />Nebraska ( "Developer's Property "). <br />Pursuant to Paragraph 25 of the Restrictive Covenants recorded January 18, 2000, <br />as Instrument No. 200000482, records of Hall County, Nebraska, Developer hereby adds <br />the Developer's Property to Commons Commercial Properties, respectively, thereby <br />establishing the following Restrictive Covenants upon Developer's Property. <br />For purposes of these Restrictive Covenants, except as otherwise defined or the <br />context requires otherwise, the following terms shall have the meaning set forth below: <br />"Commercial Properties" shall mean Lots 1 and 2 of Block 1 and Lots <br />1, 2, 3 and 4 of Block 2, in Crane Valley in the City of Grand Island, Hall <br />County, Nebraska, Lots 1 and 2, Crane Valley 2nd Subdivision, in the City <br />of Grand Island, Hall County, Nebraska, Lot 2, Crane Valley 3rd Subdivision, <br />in the City of Grand Island, Hall County, Nebraska and any Additional <br />Properties that may be added by the Developer in accordance with <br />Paragraph 25 below. <br />"Corporation" means Crane Valley Owners' Association, a Nebraska <br />nonprofit corporation which has been established for the purposes of <br />enforcing these Restrictive Covenants established upon the Commercial <br />Properties and administering, maintaining and, to the extent applicable, <br />owning the Commons and the Easements. <br />"Commons" shall mean Lot 5 of Block 1 and the median island on <br />Diers Avenue, Crane Valley in the City of Grand Island, Hall County, <br />Nebraska, together with any other real estate [as defined in NEB. REV. STAT. <br />§ 76 -201 (Reissue 1996)] or facility owned by the Corporation or designated <br />by these Restrictive Covenants to be maintained by the Corporation primarily <br />or exclusively for the benefit of the Commercial Properties. Commons also <br />shall include any "Additional Commons" which may be added by the <br />Developer in accordance with Paragraph 25 below. <br />"Easements" shall mean Sign Easements described in Paragraph 4 <br />hereof. <br />Based on the mutual benefits arising hereunder, the undersigned owner of the <br />Developer's Property hereby establishes the following Restrictive Covenants: <br />
