<br />ASSIGNMENT OF LEASES AND RENTS AND FIXTURE FILING
<br />THIS DEED OF TRUST, SECURITY AGREEMENT, ASSIGNMENT OF LEASES AND
<br />RENTS AND FIXTURE FILING (this "Deed of Trust") is made and entered into as of the 5th day of
<br />August, 2026, from BOSSELMAN TRAVEL CENTERS, INC., a Nebraska corporation, with an address
<br />of 1607 S. Locust St. Ste A., Grand Island, Nebraska 68801, Attention: Brandi K. Bosselman, President
<br />(the "Grantor"), as trustor, to FIRST AMERICAN TITLE INSURANCE COMPANY, a Nebraska
<br />corporation and title insurance company authorized to do business under the laws of the State of Nebraska
<br />(the "Trustee"), as trustee, whose mailing address is Post Office Box 2922, Phoenix, Arizona 85062, for
<br />the benefit of WELLS FARGO BANK, NATIONAL ASSOCIATION, a national banking association, in
<br />its capacity as Administrative Agent for the Secured Parties, with an address of 1808 Aston Avenue, Suite
<br />250, Carlsbad, California 92008, Attention: Loan Administration (in such capacity, together with any
<br />successors and permitted assigns, the "Agent"), as beneficiary.
<br />RECITALS:
<br />WHEREAS, the Grantor, Bosselman Pump & Pantry, Inc., a Nebraska corporation, and
<br />Bosselman Administrative Services, Inc., a Nebraska corporation (collectively, the "Borrowers"), as the
<br />borrowers, entered into that certain Credit Agreement dated as of July 15, 2026 among the Borrowers, the
<br />Guarantors, the Agent and the Lenders from time to time party thereto (as the same may be amended,
<br />restated, supplemented or otherwise modified from time to time, the "Credit Agreement"; capitalized
<br />terms used herein and not otherwise defined shall have the meanings assigned to such terms in the Credit
<br />Agreement);
