20292O25 <br />and quantity of water is not guaranteed by the County and the County does not hold any <br />responsibility for provision of water to lots created in this subdivision. <br />4. Sanitary Sewer. Each lot shall be served by individual on site waste -water <br />treatment systems as approved by the State of Nebraska. <br />5. Storm Drainage. The Subdivider agrees to grade all lots in the subdivision in <br />conjunction with the development proposed thereon so that storm drainage is conveyed to a public <br />right-of-way or to other drainage systems. The Subdivider shall maintain and preserve historic <br />drainage off of and across the property. Development shall be limited to minimize changes to historic <br />drainage. <br />8. Driveway Access. Vehicular access from the lots shall only be permitted onto <br />Buffalo Road at the intersection of Buffalo Road and Canyon Lane. <br />9. Design and Construction. No building shall be constructed within the <br />Subdivision except within the building envelope on each lot as shown <br />on each lot on the development plan. No building shall be constructed within any public easement as <br />shown on the plat or dedicated in the future. <br />shall not exceed 6000 square feet in a 60 foot by 100 foot rectangle on the lot. Lot coverage with <br />impervious surface shall be limited to 12,000 square feet within the building envelope. Lot coverage <br />may be increased to a maximum of 20,000 square feet with a drainage study compiled by a Nebraska <br />Licensed Professional Engineer that documents there is no additional runoff from the property <br />created by the increase during a 10 year 24 hour rain event.
