Ridgeway, being first duly sworn upon oath deposes and states as follows: 1. I am the attorney and authorized member for Choirboy Enterprises, LLC, a Nebraska limited liability company, and have personal knowledge of the facts herein. 2. On March 10, 2022, Zachary Starostka purchased a tax deed certificate for real estate located at Lot One (1), in Block Three (3), of Koehler Place, in the City of Grand Island, Hall County, Nebraska ("Real Estate"). 3. The street address for the Real Estate is 2305 E Seedling Mile Road, Grand Island, Nebraska, 68801. 4. On May 21, 2025, Zachary Starostka assigned, and Choirboy Enterprises, LLC assumed, the tax deed certificate for the Real Estate. A copy of the assignment is attached hereto as Exhibit A. 5. The original Tax Sale Certificate is held by the Treasurer of Hall County. 6. On July 18, 2025, I directed Stanley Lahm, an authorized process server in the State of Nebraska in accordance with Neb. Rev. Stat. § 25-507, to have the Notice for Application of Tax Deed served on Ann. M. Graham. A copy of the Notice for Application of Tax Deed is attached hereto as Exhibit B. 7. On July 22, 2025 at 1:45 p.m., Mr. Lahm served Ann. M. Grahm with a copy of the Notice for Application of Tax Deed across the street from 2305 E Seedling Mile Road, Grand Island, Nebraska, 68801. 8. Attached hereto as Exhibit C is an affidavit of Stanley Lahm. 9. More than three months have passed since Mr. Lahm personally served Exhibit B on the owner and occupier of the Real Estate. 10. I obtained a title search on the Real Estate from a registered abstractor to determine if any persons were entitled to receive the Notice for Application of Tax Deed. A copy of title search is attached hereto as Exhibit D, which shows that no additional persons were
