202600810 <br />Affidavit in Support of Tax Deed Applicatio <br />State of Nebraska <br />) SS. <br />County of Buffalo <br />Nicholas J. Ridgeway, being first duly sworn upon oath deposes and states as follows: <br />1. I am the attorney and authorized member for Choirboy Enterprises, LLC, a Nebraska <br />limited liability company, and have personal knowledge of the facts herein. <br />2. On March 10, 2022, Zachary Starostka purchased a tax deed certificate for real estate <br />located at Lot One (1), in Block Three (3), of Koehler Place, in the City of Grand Island, <br />Hall County, Nebraska ("Real Estate"). <br />3. The street address for the Real Estate is 220 S Vine Street, Grand Island, Nebraska <br />68801. <br />4. On May 21, 2025, Zachary Starostka assigned, and Choirboy Enterprises, LLC assumed, <br />the tax deed certificate for the Real Estate. A copy of the assignment is attached hereto as <br />Exhibit A. <br />5. The original Tax Sale Certificate is held by the Treasurer of Hall County. <br />6. On July 18, 2025, I directed Stanley Lahm, an authorized process server in the State of <br />Nebraska in accordance with Neb. Rev. Stat. § 25-507, to have the Notice for Application <br />of Tax Deed served on David L. Carr and Jacqueline M. Carr. A copy of the Notice for <br />Application of Tax Deed is attached hereto as Exhibit B. <br />7. On or about July 21, 2025, I had a phone call with Jacquline M. Goos, who is formerly <br />known as Jacqueline M. Carr. Ms. Goos informed me that her and David L. Carr <br />divorced many years ago, and that Mr. Carr died in 2023. <br />8. A copy of Mr. Carr's obituary is attached hereto as Exhibit C and a copy of his death <br />certificate is attached hereto as Exhibit D. <br />9. On July 23, 2025 at 5:00 p.m., Mr. Lahm served Jacqueline M. Goos (formerly known as <br />Jacqueline M. Carr) with a copy of the Notice for Application of Tax Deed at her <br />residence located at 8 Avalon Lane, Hastings, Nebraska 68901. <br />
