202600567 9. All wells, septic tanks, and leach fields on a Lot shall be placed more than fifty (50) feet from any boundary line of said Lot. 10. No sod, earth, sand, or gravel shall be removed to the injury of the value or of the appearance of any Lot, and no unused building material, junk, or rubbish shall be left exposed on any Lot except during actual construction. During construction, the Lot under construction shall be maintained in a tidy manner. No trash fires will be allowed on any Lot. 11. No sign of any kind shall be displayed to public view on any Lot except one (1) sign of not more than five (5) square feet advertising the property for sale or for rent, or signs used by a builder to advertise the property during construction and sales period, or signs by the Declarant to advertise the Property. 12. No worn out or disregarded automobiles, machinery, or parts thereof, shall be stored on any Lot and no portion of any Lot shall be used for automobiles, junk piles or the storage of any kind of discarded items or waste materials. 13. Certain easements are established for installation and maintenance of utilities and drainage; such easements being clearly marked on the recorded plat of the Property. Utility service lines shall be kept underground. 14. Exposed antennas or aerials of any kind shall not be used except satellite dishes which shall not exceed eighteen (18) inches in diameter. Such satellite dishes must not be visible from the street which the front of the residence faces and must be attached to the residence. No mercury or sodium vapor lights are allowed on any Lot (lighting installed by an appropriate governmental authority shall be exempted from this lighting restriction). 15. No campers, trailers, motor or mobile homes, boats, recreational vehicles, buses, or trucks (except pickup trucks) shall be parked or stored in front of the residence on any Lot, except for loading and unloading purposes. 16. No fences shall be constructed on any lot of waste material or any other unsightly material. Privacy fences must not exceed six (6) feet in height. 17. Each Lot owner shall be responsible for implementing and maintaining adequate erosion control measures on the Lot. The adequacy of erosion control measures on a Lot shall be subject to continual review during construction until sod or seeding has been established on the Lot. The Association shall have the right to require any owner of a Lot to maintain silt fences, straw bales, or other additional measures if soil is observed to be eroding onto abutting Lots, or into any road ditch. 18. The Association shall have exclusive right to establish grade and slopes for all Lots and to fix the grade at which any building or other improvement shall be placed or constructed upon any Lot. Once such grades, slopes, and/or contours have been established by the Association, they shall not be changed in connection with the construction of any buildings or other improvement on a Lot without written permission from the Association, but in no event 4
