20260050(0 <br />this security instrument and the note secured. TRUSTEE shall <br />reconvey the property without warranty and without charge to the <br />persons legally entitled to it. <br />19. LENDER, at his option, may from time to time remove <br />TRUSTEE and appoint a SUCCESSOR TRUSTEE by an instrument recorded <br />in the County in which this security instrument is recorded. <br />Without conveyance of the property, the SUCCESSOR TRUSTEE shall <br />succeed to all the title, power and duties conferred upon TRUSTEE <br />herein and by Nebraska law. <br />20. As additional and collateral security for the loan, and <br />effective forthwith upon filing of a notice of default, this <br />instrument shall serve as an assignment by the LENDER to the <br />TRUSTEE, of all rents and revenues resulting from the property, <br />rent or lease the same on terms they deem best and to collect the <br />rents and revenues and apply the same on unpaid interest, <br />principal, taxes, special assessments or insurance premiums or <br />for maintenance and preservation of the premises. <br />21. The waiver by TRUSTEE or LENDER of any default of <br />BORROWERS under this Deed of Trust, on one occasion, shall not be <br />or be deemed to be a waiver of any other or similar defaults <br />subsequently occurring. <br />22. In the event any one or more of the provisions <br />contained in this Deed of Trust, Trust Deed Note, or any other <br />instrument given in connection with this transaction, shall for <br />any reason be held invalid, illegal or unenforceable in any <br />respect, such invalidity, illegality, or unenforceability shall, <br />at the option of the LENDER, not affect any other provisions of <br />this Deed of Trust or Trust Deed Note, but this Deed of Trust and <br />Trust Deed Note shall be construed as if such invalid, illegal or <br />unenforceable provision had never been contained therein, it <br />being the intention of the parties that the provisions of this <br />Deed of Trust are declared to be severable. <br />23. This Deed of Trust shall inure to and bind the heirs, <br />devisees, personal representatives, successors and assigns of the <br />parties hereto. <br />24. BORROWERS request that copies of notices provided <br />herein be sent to BORROWERS' address which is 924 E.
