<br />THIS DEED OF TRUST is made as of the ' C day of b2GUn.Uw , 2025, by
<br />Stephanie A. Brown, and Derek Brown, wife and husband, ("TRUSTORS"), whether one or
<br />more, whose mailing address is: 3611 S. Stuhr Rd., Grand Island, Nebraska, 68801; and, Jamie
<br />Mues Jankovitz, Attorney at Law ("TRUSTEE"), whose mailing address is: 308 N. Loc st St., Ste
<br />400, Grand Island, Nebraska, 68801; and Tim Schimmer and Susan E. Schimmer, of 978 E.
<br />Schimmer Dr., Grand Island, Nebraska, 68801. (`BENEFICIARIES").
<br />FOR VALUABLE CONSIDERATION, Trustors irrevocably transfers, conveys, and
<br />assigns to Trustee, IN TRUST, WITH POWER OF SALE, for the benefit and security of
<br />Beneficiaries, under and subject to the terms and conditions of this Deed of Trust, the real
<br />property located in Hall County, Nebraska, and legally described as follows:
<br />The West Half of the Northwest Quarter (W%NW') of
<br />Section 35, Township 11 North, Range 9, West of the 6th
<br />P.M., excepting that part thereof conveyed to State of
<br />Nebraska by Deed recorded in Book 71, Page 243 of Deed
<br />Records of Hall County, and also excepting therefrom that
<br />part conveyed to Otto Schimmer in Deed recorded in Book
<br />73, Page 582 of Deed Records of Hall County, Nebraska,
<br />and excepting therefrom a tract of land comprising the
<br />Westerly Five Hundred (500.0) feet of the Southerly Eight
<br />Hundred Seventy One and Two Tenths (871.2) feet of the
<br />Northwest Quarter (NWl) of Section Thirty -Five (35),
<br />Township Eleven (11) North, Range Nine (9), West of the
<br />6th P.M., Hall County, Nebraska, containing 10.0 acres
<br />more or less;
<br />TOGETHER WITH all rents, easements, appurtenances, hereditaments, interests in
<br />adjoining roads situated thereon.
<br />The property and the entire estate and interest conveyed to the Trustee are referred to
<br />collectively as the "Trust Estate".
<br />FOR THE PURPOSE OF SECURING:
<br />(a) Payment of indebtedness of the total principal amount of $179,000.00
<br />with interest thereon at the rate of 0.00% per annum, as evidenced by a Promissory Note of even
<br />date (the "Note") with a maturity date of January 15te, 2026, executed by Trustor, which has
<br />been delivered and is payable to the order of Beneficiaries, and which by this reference is hereby
<br />made a part hereof, and any and all modifications, extensions and renewals thereof.
<br />(b) Payment of all sums advanced by Beneficiaries to protect the Trust
<br />Estate, with interest thereon at the rate of 0.00% percent per annum, the default rate.
<br />This Deed of Trust, the Note, and any other instrument given to evidence or further
<br />secure the payment and performance of any obligation secured hereby are referred to collectively
<br />as the "Loan Instrument".
