Walsh <br />Y Smith Johnson Law Firm <br />104 N Wheeler Avenue <br />Grand Island NE 68801 <br />DECLARATION OF RESTRICTIVE COVENANTS, CONDITIONS, AND RESTRICTIONS <br />FOR THE SYCAMORES AT PRAIRIE CREEK SUBDIVISION, HALL COUNTY, <br />NEBRASKA <br />This Declaration of Restrictive Covenants, Restrictions and Conditions for The <br />Sycamores at Prairie Creek Subdivision, Hall County, Nebraska is made effective as of this 1st <br />day of December, 2025, by RESTORED PROPERTIES, L.L.C., a Nebraska limited liability <br />company, hereinafter referred to as "Declarant" (whether one or more), for itself, its successors, <br />grantees and assigns: <br />KNOW ALL MEN BY THESE PRESENTS: <br />I. <br />DESCRIPTION OF LAND <br />The lands of the Declarant which are hereby submitted to this Declaration of Restrictive <br />Covenants, Restrictions and Conditions are a fee simple interest in the following: <br />5202 <br />Lots One (1) through Seven (7), inclusive, and Outlots "A" and `B", The Sycamores at <br />Prairie Creek Subdivision, a Subdivision located in the Southwest Quarter (SW1/4) of <br />Section Sixteen (16), Township Twelve (12) North, Range Nine (9) West of the 6th P.M., <br />Hall County, Nebraska. <br />II. <br />DEFINITIONS <br />The following definitions shall apply to this Declaration of Restrictive Covenants, <br />Restrictions and Conditions: <br />"Association" shall mean the homeowners association to be formed by the <br />Owner to be known as "The Sycamores at Prairie Creek Homeowners <br />Association" and its successors and assigns. <br />"Common Area" shall mean and refer to Outlots "A" and `B", The Sycamores at <br />Prairie Creek Subdivision, a Subdivision located in the Southwest Quarter (SW1/4) of <br />Section Sixteen (16), Township Twelve (12) North, Range Nine (9) West of the 6th P.M., <br />Hall County, Nebraska. <br />"Lot" or "Lots" shall mean and refer to any or more of the following: <br />Lots One (1) through Seven (7), inclusive, The Sycamores at Prairie Creek <br />Subdivision, a Subdivision located in the Southwest Quarter (SW1/4) of <br />Section Sixteen (16), Township Twelve (12) North, Range Nine (9) West <br />of the 6th P.M., Hall County, Nebraska, along with any subsequent <br />resubdivision thereof. <br />"Owner" shall mean and refer the record titleholder of a Lot as defined <br />herein below in this Article II. <br />Page 1 of 8 <br />
