<br />ASSIGNMENT AND ASSUMPTION OF LEASE
<br />This Assignment and Assumption of Lease Agreement (this "Assignment ") is made and
<br />executed this 301h day of January, 2004, by and between JRK Broadcasting, L.L.C., a Nebraska
<br />limited liability company ( "Assignor "), and Steckline Communications, L.L.C., a Kansas limited
<br />liability company ( "Assignee ").
<br />WITNESSETH:
<br />WHEREAS, Assignor is the tenant under a Lease Agreement with Thomas Atkins, dated
<br />as of January 12th, 2001, as amended from time to time (the "Lease "), covering certain premises
<br />legally described as follows (the "Premises "): A tract of land comprising all of that part of Lot
<br />One (1), Mainland in Section One (1), Township Ten (10) North, Range Ten (10) West, Hall
<br />County, Nebraska, lying South of a line which is One Hundred (100.0) feet South of and parallel
<br />to the centerline of a power line belonging to Nebraska Public Power District, the westerly end
<br />of which is located approximately Two Thousand Six Hundred Fifteen and Five Tenths (2,615.5)
<br />feet South of the Northwest corner of said Section One (1); and
<br />WHEREAS, Assignor desires to assign all of its rights and obligations under the Lease
<br />to Assignee and Assignee desires to accept such assignment and assume such obligations;
<br />NOW, THEREFORE, in consideration of the foregoing and other good and valuable
<br />consideration, the receipt and sufficiency of which are hereby acknowledged, Assignor and
<br />Assignee agree as follows:
<br />1. Assignor hereby assigns, transfers and conveys to Assignee its entire interest in
<br />the Lease.
