Meents, a single person, Grantor, <br />whether one or more, in consideration of One Dollar and other valuable consideration, receipt of which is <br />hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto Donald Ellestad Jr. <br />and Hailey Ellestad, husband and wife, as joint tenants with right of survivorship, and not as tenants in <br />common, conveys to Grantee the following described real property in Hall County, NE: <br />A tract of land in the East One Half (E1/2) of Section Eleven (11), Township Nine (9) North, Range Twelve (12) <br />West of the 6th P.M., Hall County, Nebraska, said tract being more particularly described as follows: <br />Beginning at the East 1/4 corner of Section Eleven (11), Township Nine (9) North, Range Twelve (12) West of the <br />6th P.M., Hall County, Nebraska, running thence South 00°20'58" West and along the East line of the North 1/2 of <br />the Southeast Quarter, a distance of 1336.75 feet to the SE corner of said North 1/2 of the SE1/4; running thence <br />South 89°41'45" West and along the South line of the said North 1/2 of the SE 1/4 a distance of 2644.27 feet to the <br />SW corner of the said North 1/2 of the SE1/4; running thence North 00°06'56" East and along the West line of <br />the said North 1/2 of the SE1/4 a distance of 1002.19 feet; running thence North 80°20'37" East a distance of <br />2688.44 feet to a point located on the East line of the South 1/2 of the NE1/4 of said Section 11; running thence South <br />00°00'00" West and along the East line of the said South 1/2 of the NE1/4 a distance of 102.38 feet, more or less, to the <br />actual point of beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Dated this <br />Lee L.
