200401071 <br />exterior doors, including garage doors of his <br />or her unit as set forth in the Master Deed <br />and Declaration or amendments thereto and the <br />By -Laws or amendments thereto described <br />herein, the Association may perform such <br />work, invoice the owner thereof and secure <br />and enforce a claim and lien therefor against <br />the owner and his or her unit in like manner <br />as a delinquent assessment for common element <br />expense. <br />(2) To maintain and repair or replace as <br />necessary all utilities within that owner's <br />unit and any damage to the common utilities <br />caused by use within that unit. <br />(3) To refrain from painting, decorating or <br />changing the appearance of any portion of the <br />exterior of the unit unless approved by the <br />Association in writing. <br />(4) To properly report to the Association any <br />defect or need for repairs which are the <br />responsibility of the Association. <br />(e) Each unit shall be used and occupied only by one family, <br />its servants and guests and be used for residential <br />purposes only. No unit may be subdivided into a smaller <br />unit nor any portion thereof sold or transferred without <br />first amending this Master Deed and Declaration and <br />obtaining the written consent of the Association setting <br />forth the change in the unit to be subdivided. <br />(f) No practice or use shall be permitted on the condominium <br />property or in any unit which shall be an annoyance or <br />nuisance to other owners or residents and which shall <br />interfere with their peaceful use and enjoyment of their <br />unit. All portions of the condominium and of each unit <br />shall be kept clean, safe and sanitary and no use <br />thereof shall be made which constitutes a violation of <br />any laws, zoning ordinances, governmental regulations, <br />or regulations of the Association. No one shall fix or <br />repair vehicles on the condominium property except minor <br />routine repair of vehicles owned by the unit owners. No <br />vegetable gardens shall be allowed on the condominium <br />property except for designated areas not exceeding <br />eighty square feet parcels and located within twenty <br />feet of the outside perimeter of the condominium <br />property. All gardens are to be well maintained and <br />shall be kept free of weeds at all times. The <br />Association may establish from time to time rules and <br />regulations regarding gardens and other uses and <br />practices of owners, guests, and residents of the units. <br />(g) No animals of any kind shall be kept in the unit for <br />commercial purposes. Household pets in the unit will be <br />subject to regulation, restriction, and exclusion and <br />special assessment as may be determined by the <br />Association from time to time, including removal of any <br />pet which becomes an annoyance to other unit owners. <br />Each unit owner shall indemnify the Association, all <br />other unit owners, and the Declarant against any and all <br />liability arising from maintaining a pet. Awnings, <br />sunscreens, outside television or other antennas, <br />satellite dishes, storage or parking of boats, camps, <br />trailers, motor homes, equipment, machinery, or similar <br />items shall all be subject to regulation, restriction, <br />exclusion and special assessment by the Association. <br />Individual garbage cans or trash receptacles are to be <br />permitted outside only in areas designed therefor by the <br />5 <br />
